Existing and proposed buildings/structures
Existing and proposed uses
Existing and proposed ground levels (relative to a nominated
datum or AHD)
Driveways/access points and crossovers
Lot dimensions (all measurements to be shown)
Setbacks
Boundary
Internal
Details and location of any fencing
Location and layout of any carparking areas
Proposed landscaping areas (excl. single dwellings)


FLOOR PLANS
Drawn to scale of 1:100 or 1:200
A plan of every storey
Room layout including walls, doors, windows and
proposed use of each room
Dimensions of buildings


ELEVATION DRAWINGS
Drawn to scale of 1:100 or 1:200
View of every face of proposed building(s) detailing all
openings (door and windows) & architectural features
Vertical dimensions of buildings
Existing and proposed ground levels (relative to a nominated
datum or AHD)


Is anyone on the forum able to draw these up for me? I will supply all measurements, photo's etc, and I will pay the going rate for your services.

My first DA I did myself with autocad and the second one I did with sketchup. Why does council need all the drawings if the building is allready there? And the IBC's are moveable etc.

Some councils don't require plans if the construction price is under twenty thousand dollars.
I wouldn't ask permission for something thats demountable.
Just do it.

Yeah, fisheries department require me to have council approval. It wont be open to the public, so parking etc is not required.

My dealings with the bureaucratic and fee starved councils has morphed into "It's better to seek forgiveness than ask for permission." I now just do it and apologetically plead ignorance.

The straw that broke this camels back was 5 years ago when I decided to run genuinely free range pigs - out in paddocks just like sheep and cattle. Council said I needed a DA and BA and an EIS and $5,000 later they might (if I was really lucky) approve the "development". I said "thanks very much", took all the forms home and put them in the compost and run my pigs free range.

OBO, I know the horse has bolted, but what the hell has fisheries got to do with a closed loop system? And why the hell do fisheries need to sight council approval? Bl**dy Idiots! I sincerely hope council don't require an EIS (environmental Impact statement) from you. More bureaucratic BS strangling the life out of sustainable endeavours!

My council dosent care at all and were only interested in the greenhouse structure, Im strugling just to get a letter from them to say thay dont care about the fish :dontknow:

I agree with TC get a copy from them first(plans) and it would be easy to add to it, you might even find they dont have anything on file like my place. I ended up going to the DOLA website and zooming in to my place as to fit on a A4 sheet placed the A4 on the screen an traced it lightly with pencil first then used a ruler to fix up, messued the actual ares wrote it down and it was accepted

I've drawn most of my plans myself, but always send them to a draughtsman for checking and signoff before invoking the formidable interest of the council.
You may just have to do it the expensive way.

Council is a pain. I'm waiting for a letter from ours so I can drag them into court. So they wont talk to me now or put anything in writing. :mrgreen:

Could always get the courts to issue a summons... then they'll have to front up with letter.
Or is the letter a core requirement of your court battle?

Yes duff my local council has stopped writing since I told them I have every email sent or received over the last 2 years, I refuse to talk on the phone and they refuse to write :dontknow:
I think OBO is going for a sellers license so needs fisheries approval which needs plans submitted which means a long drawn out process which means $$$$, OBO I can only Nocky Sketch, I don't think they would approve :?

OBO,
I could do a standard DA (Development Application) set for you with all the info supplied (the Council requirements you listed are all very standard for DA approval), but I'm not a registered designer in WA.
If they will accept that a QLD Building Designer can do it for you without any other certification, then I reckon we could do the whole thing electronically.
For a standard DA set (we will produce them as A3 PDFs so you can get them printed over there) with all drawings at A3, we can cost it out at about $1200 - $1500.
Deliverables in about 2 weeks after preliminary set for amending etc.

Thanks Ian, I dont think being a queensland designer means anything to the council, the just want plans, not engineering reports :)

Send me a PM of your requirements.

I am off to see the council now, to find out why they want design plans for a non-permanent couple of tanks and filters.

From my research in to aquaculture, the local council is your biggest hurdle, unless you are selling a $1000 of produce every week, I would'nt of bothered telling them or the fisheries, its just a hobbie?
