Ok guys,

I am about to sign a lease for a commercial block of land and shed. 250m3 shed, 2000m3 block. I'll let you guess what for :D

I have never had a commercial lease before, so I need to know what is usual for me to pay for.

The lease has me paying for pretty much everything. E.g. Aircon repairs, plumbing repairs, building repairs, pest control, (termites is a biggy here $$$$), rates, etc etc etc etc.

Is this usual?

In short, yes. COmmercial tenants usually have to pay all outgoings except land tax. Most repairs of a capital nature are the responsibility of the landlord, all leases are different though.

Just make sure you are regoed ABN & GST active ... you are not expected to make a profit for 5 years :flower:

Need the land to get the licence J, hence the getting it now. Council have said yes, submitting plan in next day or so, then it's up to fisheries, but I do not anticipate and problems with them, just time.

Been running my business for 3 months now C1, all registered up. The AP business will be its own entity.

I'll modify that - C1 is right but the rules changed a year or so ago;

You are not required to make a profit, but you may not claim any expenses/losses until you do make a profit, from the same business venture. You cannot claim losses/costs against another source of income (e.g your day job).

However, you may carry forward any losses against the business, indefinitely - as the rules are so far.

n.b. I'm not an accountant - but I have one. Check with yours first, of course.

hey cool dude....chill......i would just be suprised if they gave you a licence to sell fish like that :oops: and as for the council....I hope you have it in writing........I don't mean to sound synical......but I don't trust any Government Agency

Wasnt being rude J :oops:

It's classed as a fish shop - "Selling live wet fish", therefore easy to get approval for (so far, proof is in pudding :D ). The council planners are all very keen to see it go ahead, they just need the plans.

I am with chilli on this....all my spendings on aquaponics has been placed in my MYOB file , with a different number, under captial spendings at the moment....not as a loss or and expense but as a maybe in the future...

You have to be able to break even :roll: I don't have to tell you, BUT, you can't open a business to run at a loss

My last lease was 30+ pages and had us paying for everything. And the fine print. Watch out for council. Been having problems with them for the last year.
Sometimes it can be cheaper to buy the land and build a shed. At least you can convert it into a house or rent it out if things don't go right. Rent and loan payments are almost the same amount.
